Electrical maintenance

Most electrical failures announce themselves weeks in advance — as heat. A planned maintenance program finds loose connections and overloaded equipment before they become a shutdown, a fire, or an insurance claim.

What a maintenance program covers

  • Infrared thermography of panels, switchgear and MCCs
  • Torque checks and connection re-termination
  • Cleaning and visual inspection of distribution equipment
  • Breaker exercise and testing
  • Updated panel directories and single-line markups
  • Emergency lighting tests to the Fire Code
  • Planned shutdowns, scheduled around operations
  • Written, prioritized report after each visit

Why thermography first

An infrared scan under normal load shows hot spots — a loose lug, an overloaded breaker, an unbalanced phase — without shutting anything down. It's fast, non-invasive, and many insurers recognize it as good practice for commercial properties.

Built around CSA Z463

CSA Z463 is Canada's standard for maintenance of electrical systems. We build programs along its lines: inventory the equipment, set intervals by criticality and condition, record results, and act on findings.

Who it's for

Property managers, multi-tenant buildings, restaurants, light industrial, warehouses, clinics and retail — anyone who'd rather schedule an hour of downtime than suffer an unplanned one.

Questions

How often should commercial electrical systems be scanned?

Annually is a common baseline; critical or heavily loaded equipment may warrant semi-annual scans. We set intervals based on equipment condition and criticality.

Does thermography require a shutdown?

No — scans are done under normal load with covers safely removed by qualified staff. Repairs found during the scan may need a short planned shutdown.

Do you provide reports for insurers?

Yes. Each visit produces a written report with thermal images, findings and priorities, suitable to share with insurers and property owners.
